The Price of a Title Insurance Policy in Florida

Although the price of a title insurance policy in Florida can vary significantly depending on the property you intend to buy, Florida regulates the price to ensure it is always reasonable and practically the same no matter from which title company you purchase it. The state determines the price of title insurance as follows:

  • For properties with prices up to $100,000, the price of title insurance is $5.75 for every thousand dollars.
  • For properties with prices over $100,000, the price of title insurance is $5.00 for every thousand dollars.

As you can see, an owner’s title insurance policy can cost you between 2% and 5% of the purchase price of the home you intend to buy. Whether you think this is reasonable or not, you need to keep in mind that, unlike other types of insurance, you only need to purchase title insurance once. In other words, you do not need to pay for title insurance annually. In addition, if you are planning to obtain a loan to buy your new home, you can finance title insurance into your loan.

Even though Florida regulates the price of title insurance policies, you can negotiate the price of your policy with your title company. In addition, Florida has a law known as the Butler Rebate, which lets your title company rebate a portion of the title insurance fee to you. In other words, Florida title companies can offer their clients a competitive price. Obtaining the Butler Rebate is relatively easy as long as the company you choose is okay with it – all you need to do is ask for the rebate (if your title company does not expressly offer it). Your title company has the right the refuse, of course. However, you have the right to choose a different title company.
